SeaHorse Hospitality Consulting collaborates with Sayaji Group for a new Effotel project in Maharashtra
SeaHorse Hospitality Consulting has partnered with the Sayaji Group to develop an Effotel-branded hotel in Ranjangaon, Maharashtra. Scheduled to open by early 2028, the project will introduce organised hospitality to one of the state’s key industrial hubs.
Organised hospitality set to enter Ranjangaon’s industrial landscape
A new hospitality development is underway in Ranjangaon, Maharashtra, following a collaboration between SeaHorse Hospitality Consulting and the Sayaji Group. The project will introduce an Effotel-branded hotel to the region, expanding Sayaji’s footprint while responding to sustained corporate travel demand emerging from the area’s industrial expansion. The hotel is planned to open for guests in early 2028.
Business travel demand shapes the project vision
Over the past decade, Ranjangaon has transitioned into a prominent manufacturing and industrial destination, driven by large-scale investments within its MIDC zone. Daily inflow of senior executives, auditors, engineers, and consultants has increased steadily, yet accommodation infrastructure has remained limited and fragmented.
The upcoming Effotel property is being planned as a structured response to this demand, with a focus on consistency, service reliability, and facilities aligned with professional travel requirements rather than leisure-led hospitality.
Career Background
According to Sandeep Roy, who leads SeaHorse Hospitality Consulting, the decision to place a branded hotel in Ranjangaon reflects a broader shift toward organised hospitality in industrial corridors where demand has historically outpaced supply.
Accessibility and regional relevance
The project site has been selected for its proximity to the industrial estate and its accessibility from Pune Airport, located within an hour’s drive. This positioning supports frequent short stays as well as longer project-linked visits, making the hotel relevant to companies operating across Pune, Ahmednagar, and nearby manufacturing clusters.
Development structure and advisory role
The development agreement was concluded in late November 2025, bringing together the hotel ownership entity, the operating brand, and the advisory partner. While the property ownership rests with Ranjangaon Hotel LLP, Sayaji Hotels will manage operations under its Effotel brand, supported by SeaHorse Hospitality Consulting’s advisory involvement.
Key Achievements
SeaHorse’s scope includes market positioning, brand alignment, and commercial planning, ensuring the asset is designed to perform sustainably within a corporate-driven market environment rather than relying on seasonal or leisure-based demand.
Facilities planned for corporate usage
The hotel will be developed on a 36,000 square foot site and will feature a compact yet comprehensive layout. Guest accommodation will include 50 rooms, a portion of which will be configured as suites for extended stays and senior executives.
Dining and social spaces will be distributed across multiple levels, including a main restaurant and a rooftop venue designed for informal meetings and after-hours networking. Event infrastructure will support both boardroom-style meetings and mid-sized corporate gatherings, complemented by wellness facilities such as a fitness centre and spa.
Current Role & Responsibilities
Rather than scale, the emphasis is on functionality, ease of operation, and services that align with weekday business occupancy patterns.
Strengthening branded presence in emerging markets
The Effotel project in Ranjangaon reflects a growing focus on secondary industrial destinations as the next phase of branded hotel growth in India. By combining a recognised operating brand with location-specific advisory planning, the development aims to establish a stable hospitality benchmark in a market that has long remained under-served.
Once operational, the hotel is expected to play a key role in supporting the region’s corporate ecosystem while reinforcing Sayaji’s presence beyond traditional urban centres.
