SAMHI Hotels to Develop 162-Key Upscale Hotel in Noida with Ingka Centres
SAMHI Hotels partners with Ingka Centres to develop a 162-room upscale hotel in Noida, part of a 2.5 million sq. ft. mixed-use project.
Introduction
SAMHI Hotels Limited has entered into a partnership with Ingka Centres India Private Limited to develop an upscale hotel in Noida, marking a significant addition to the region’s hospitality pipeline. The project will feature approximately 162 rooms and will be integrated into a large mixed-use development.
Project Overview and Location Context
The hotel will be part of Ingka Centres’ upcoming 2.5 million sq. ft. mixed-use development in Noida, designed as a retail-led destination combining shopping, leisure, workspaces, and community environments.
Positioned within the Meeting Places concept, the development aims to create integrated urban ecosystems where hospitality complements retail and social engagement. The inclusion of a hotel is expected to enhance dwell time and support both business and leisure demand.
Strategic Collaboration and Development Approach
The partnership brings together SAMHI Hotels’ institutional operating platform and Ingka Centres’ global development expertise. The collaboration aligns with SAMHI’s strategy of working with established partners to expand its footprint in key urban markets.
The project will follow SAMHI’s capital-efficient, long-term variable lease model, where Ingka Centres will develop the building shell and core infrastructure, while SAMHI will invest in interior fit-outs and operational readiness. The hotel is expected to operate under an international brand, which will be announced at a later stage.
Strengthening Presence in Delhi NCR
This development further strengthens SAMHI Hotels’ presence in the Delhi NCR region, where it already operates assets such as Hyatt Place Gurgaon, Holiday Inn Express Gurgaon, and Holiday Inn Express Greater Noida.
The addition of a hotel within a mixed-use environment reflects evolving demand patterns in NCR, where hospitality increasingly intersects with retail, business, and lifestyle experiences.
Market Positioning and Demand Drivers
Noida continues to emerge as a commercial hub, supported by infrastructure development and increasing corporate presence. The integration of hospitality within a large-scale mixed-use project is expected to generate consistent demand through built-in footfall from retail, office, and leisure components.
Such developments are increasingly positioned as self-contained ecosystems, enhancing visibility, accessibility, and guest engagement.
Management Commentary
Commenting on the partnership, Ashish Jakhanwala, Chairman and Managing Director of SAMHI Hotels Limited, stated that the collaboration marks a milestone in the company’s expansion strategy in the NCR region, driven by its capital-efficient growth model and confidence in Noida’s demand potential.
Giovanni Princiotta Cariddi, Country Manager India at Ingka Centres, highlighted that integrating hospitality into the development aligns with the group’s vision of creating destinations where people can live, work, shop, and stay, enhancing the overall visitor experience.
Development Significance
The project reinforces Noida’s positioning as a combined commercial and hospitality destination within Delhi NCR. For SAMHI Hotels, the agreement adds to its development pipeline while reflecting a broader industry shift towards integrated mixed-use projects that combine hospitality with retail and workspaces.
