New Hotel Project Announced by IHG Hotels & Resorts in Mumbai

IHG Hotels & Resorts has announced a new Holiday Inn Express hotel project in Mumbai through a franchise partnership with the YB Group. The 100-room property, scheduled to open in early 2028, will be located near Bandra Kurla Complex (BKC), one of the city’s key business districts.

IHG Hotels & Resorts has confirmed plans for a new hotel development in Mumbai through a franchise arrangement with the YB Group. The project involves a 100-room Holiday Inn Express hotel and is expected to become operational during early 2028.

Project Location and Market Context

The hotel site is located close to Bandra Kurla Complex, a major commercial and administrative zone in Mumbai. The surrounding area supports high volumes of business travel due to the presence of corporate offices, government institutions, diplomatic establishments, and large-scale commercial developments.

Given the nature of the location, the hotel is being set to serve short-stay corporate visitors, meeting and conference traffic, and travellers requiring convenient access to central business areas.

Brand Format and Guest Offering

The project will operate under the Holiday Inn Express name. This brand follows a standardised hotel format focused on efficient operations, contemporary room layouts, and streamlined guest services.

The property will be developed in line with the brand’s current global design framework, which includes modern interiors, practical work-friendly spaces, and technology-enabled guest facilities.

Strategic Importance for IHG in Mumbai

Mumbai continues to be a priority city for IHG’s India portfolio due to consistent commercial demand and year-round occupancy potential. This project adds to the company’s growing pipeline of hotels in the city and aligns with its wider strategy of expanding select-service brands in high-density urban markets.

According to Sudeep Jain, the development reflects IHG’s focus on locations that support sustained business travel rather than seasonal demand patterns.

Asset Development Perspective from YB Group

From the YB Group’s standpoint, the hotel forms part of its broader plan to create professionally managed hospitality assets in established business districts. The group has indicated that partnering with an international hotel operator allows access to global distribution systems, standardised operating practices, and long-term brand value.

Broader Portfolio Expansion in the City

This development represents the third Holiday Inn Express project currently planned in Mumbai. In addition to this brand, IHG is also preparing to introduce a voco hotel in the city in 2026, while continuing operations at existing properties including InterContinental Marine Drive Mumbai and Holiday Inn Mumbai International Airport.
