IHG Hotels & Resorts to Debut Garner Bhiwadi, Strengthening NCR Expansion

IHG Hotels & Resorts has signed a franchise agreement to introduce Garner Bhiwadi, marking the brand’s entry into the National Capital Region (NCR). Scheduled to open in 2027, the 45-key hotel will be developed by Modest Structures Private Limited and managed by United Hospitality Management (UHM).

This development represents the fourth signing for Garner in India within months of its regional debut, underscoring strong owner confidence in the brand’s low-risk, high-return proposition and IHG’s focus on high-growth commercial destinations.

Expanding Midscale Hospitality in Industrial Markets

Located in Bhiwadi—an established industrial hub within the NCR—Garner Bhiwadi aims to meet rising demand for reliable, branded midscale accommodation. The hotel will feature 45 modern, well-appointed rooms designed for both short and extended stays, offering comfort, flexibility, and value-driven experiences.

Garner is set to IHG’s midscale conversion brand, catering to value-conscious travellers seeking quality stays backed by global systems and loyalty benefits. The brand combines accessible pricing with trusted operational standards, making it well-suited for emerging commercial centres.

Strategic Partnerships Driving Growth

Sudeep Jain, Managing Director, South West Asia, IHG Hotels & Resorts, highlighted that Garner’s momentum in India reflects strong alignment between developer needs and traveller expectations. He noted that Bhiwadi’s industrial demand makes it a strategic addition to the portfolio.

Deepika Arora, Managing Director, UHM India, emphasised operational excellence and guest-centric service as core priorities, while VD Shankaran, Director, Modest Structures, underlined the city’s consistent demand for dependable business lodging.

IHG’s Focus on Tier-Two and Emerging Cities

Garner’s expansion reinforces IHG’s broader India growth strategy, particularly in tier-two cities and industrial corridors where branded supply remains limited. With increasing commercial activity across such markets, the company continues to scale its midscale footprint through conversion-friendly models that deliver sustainable returns for owners and dependable experiences for guests.
