IHG’s Garner brand reaches 100 hotels globally

IHG Hotels & Resorts has announced a significant milestone for its midscale conversion brand, Garner hotels, which has reached 100 operational properties globally since its launch in August 2023. This rapid scale-up makes Garner one of the fastest-growing brands within IHG’s global portfolio.

Rapid expansion supported by strong pipeline

The brand’s growth trajectory continues to strengthen, supported by a pipeline of nearly 80 hotels across 12 countries. Garner’s expansion is largely driven by increasing demand for conversion-based developments, which allow faster and more cost-effective hotel openings compared to traditional builds.

Conversion-led growth has become a major trend for IHG, with a substantial share of its recent openings coming from this model. Garner’s flexible design standards and streamlined development approach make it particularly attractive for hotel owners seeking quicker market entry.

India emerges as a key growth market

India is playing an important role in Garner’s early expansion strategy. The brand has already secured five signed properties, including Garner Etawah, Garner Kathua, Garner Bhiwadi and Garner Kutch, with additional discussions underway.

The growth is aligned with rising demand for reliable, value-driven accommodation in secondary cities and emerging commercial hubs. Garner’s positioning caters to travellers seeking comfort, consistency and affordability, making it well suited for India’s expanding midscale segment.

Guest-focused midscale positioning

Garner is built around a simple value proposition—delivering easy, comfortable stays with a focus on essentials. The brand prioritises quality sleep, functional design, and core amenities such as comfortable beds, breakfast offerings, and efficient workspaces.

Each hotel also reflects elements of its local surroundings, creating a balance between standardisation and regional character. This approach appeals to both business and leisure travellers looking for dependable yet approachable hospitality experiences.

Leadership perspective

Sudeep Jain, Managing Director, South West Asia, IHG Hotels & Resorts, stated that Garner’s rapid global expansion highlights the brand’s relevance for both owners and guests.

He noted that India is already showing strong momentum, with increasing owner interest and multiple deals under discussion. He added that Garner’s cost-efficient and flexible model is well positioned to support the continued evolution of India’s midscale hospitality landscape while strengthening IHG’s mainstream portfolio.

Strategic outlook

As IHG continues to expand its presence across segments, Garner is expected to play a crucial role in scaling its midscale footprint globally. With a strong pipeline and growing traction in markets like India, the brand is set to benefit from rising demand for conversion-led hospitality solutions and value-driven travel experiences.
