Della and Alfavision Partner to Develop ₹2,000 Crore Integrated Hospitality Destination in Madhya Pradesh
Alfavision Overseas has partnered with Della Resorts & Adventure to develop a ₹2,000 crore integrated hospitality, adventure, and lifestyle destination in Madhya Pradesh. The 220-acre project in Sehore district near Bhopal will include luxury resorts, villas, wellness facilities, adventure attractions, and MICE infrastructure. The development aims to position the region as a premium tourism and lifestyle hub while unlocking value from Alfavision’s land holdings through a strategic hospitality collaboration.
Introduction
Alfavision Overseas (India) Limited has partnered with Della Resorts & Adventure Private Limited to develop a large-scale integrated hospitality and lifestyle destination in Madhya Pradesh. The proposed project, with an indicative Gross Development Value (GDV) exceeding ₹2,000 crore, marks a significant step toward creating a new tourism and leisure hub in Central India.
Strategic Collaboration for Large-Scale Development
The collaboration between Alfavision Overseas and the hospitality venture led by Jimmy Mistry, Founder and CMD of Della Group, aims to develop a mixed-use hospitality ecosystem combining luxury tourism, adventure experiences, and premium lifestyle infrastructure.
The development will be located at Village Saras, Icchawar in Sehore district, Madhya Pradesh, on approximately 220 acres of land owned by Alfavision and its promoter group entities.
Vision for an Integrated Hospitality and Lifestyle Destination
The project is envisioned as a comprehensive hospitality and leisure destination integrating several components within a single ecosystem. Planned infrastructure includes:

Development Structure and Partnership Model
Under the proposed structure, the hospitality component of the project will be executed through a Special Purpose Vehicle (SPV).

Land owning entities, including Alfavision and promoter group companies, will collectively hold 74% stake.

Della Resorts & Adventure Private Limited will hold 26% stake, likely issued through sweat equity or other mutually agreed mechanisms in exchange for development expertise, branding, design, and operational planning.
The agreement includes collaboration on conceptualisation, development advisory, branding, marketing strategy, and operational planning for the destination.
Unlocking Tourism and Real Estate Potential
The proposed development is expected to unlock significant value from Alfavision’s land holdings while strengthening Madhya Pradesh’s positioning as an emerging destination for luxury tourism, experiential travel, and lifestyle living.
Once operational, the project aims to create a destination-driven hospitality ecosystem that integrates tourism, residential living, adventure experiences, and event infrastructure in a single master-planned development.
Project Outlook
The project is currently in the planning and development structuring phase. Detailed project configurations and timelines will be announced following statutory approvals and finalisation of definitive agreements between the partners.
With its scale and integrated approach, the development is expected to contribute to the growth of Central India’s hospitality and tourism landscape, particularly around the Bhopal region.
